My experience with real estate appraising puts me a step above most agents. Value is never an estimate or a guess based on ‘experience’; it is skillfully derived from data and knowledge of comparable sales to get you the highest possible sale price while avoiding appraisal pitfalls that could kill a transaction. Where does the data come from?

Accurately pricing your home starts with the right sources for data. Comparables sales and listings are always pulled from Regional MLS and your county tax roll.

How are comparable sales chosen?

Comparable sales are sales of houses that are similar in size, quality, condition, and age to your home. Comparable sales will also have a similar lot size and amenities to your home.

What can I do to increase my home value?

Updating your kitchen and bathrooms is a worth-while expense. When choosing comparable sales, appraisers use properties that are similar in quality and condition to your home so, upgrading the most used rooms in your home can add the highest possible value.
